The situation
The Clippers reached out to Tellus to design and rebuild their practice facility: locker rooms, performance and rehab, training and coaching space, and a player lounge.
A working NBA facility with no offseason long enough to close it. Ownership and team operations had approved a program of many small scopes inside rooms in daily use.
A phasing plan built around what the team needs open on a given day, not the fastest finish, and a definition of done held by the people who use the rooms.
Hold the practice calendar fixed and let the finish date move. Map the shared systems before design, one room down at a time, and team operations signs each phase done.
Finished on schedule in October 2018: about $1.2 million of work across many small scopes, and a client that was very happy with it.
